The roof is what protects the home from the elements, so it’s important to keep it in good working order. Otherwise, not only will it be hard to keep the temperature at the appropriate level in the home, but the home may also become damaged due to leaks. There are a number of signs to look for that indicate that Roof Repairs or replacement may be necessary.

Leaking

Check in the attic to see if there are any wet spots on the ceiling or other signs of leaking, as even a small leak that isn’t noticeable in the main part of the home can do a significant amount of costly damage to the home. Wet spots, discolored spots, peeling wallpaper in upstairs rooms or cracked paint can all be signs of a leak.

Inspect Shingles

It’s even better if you can detect issues with the roof before a leak occurs. For this, it’s necessary to inspect the roof and see if the shingles are still in good condition. Missing shingles, split shingles, curling shingles or shingles that are no longer waterproof all indicate a need to either repair or replace the roof, depending on the severity of the damage.

Check the Gutters and Flashing

Another potential area that could show signs of damage is the gutters. Sometimes a homeowner will find bits of asphalt roofing in the gutters, a sign that it’s beginning to show wear and tear. Flashing that isn’t in good condition can also lead to damage either to the roof or the home by allowing leaking if not properly repaired, so check around the vent pipes, chimneys and places where the different sections of the roof meet to make sure the flashing is still in good repair.
